Fire door requirements: what is required of the door, and what is required of the responsible person

Published , updated

Fire door requirements come in two halves and most pages only give one. The requirements on the door: it is the doorset the building's design calls for under Approved Document B, installed as tested, with its closer, seals, hinges and glazing intact and working. The requirements on the person: assess under the Fire Safety Order, maintain under article 17, check on the frequency Regulation 10 sets in taller residential buildings, inform residents, and record all of it. The fire door inspection checklist on this site is the check half, free and without an account.

Required of the door

That it is a fire door: a certified doorset, or a door assessed as fit by a survey. That it is installed as its certification requires. That its closer shuts it, its seals are in place, its gaps are as the doorset requires, its hinges are fitted correctly and its glazing and grilles are unaltered and undamaged. The fact sheet lists what a check covers: whether there has been any alteration or damage to the door's glazing apertures or air transfer grille, whether there are gaps around the door frame and whether the seals and hinges are fitted correctly, that the door closer shuts the door, that the door closes correctly around the whole frame, and that there is no visible damage to the door or the closer.

Required of the responsible person

A fire risk assessment under article 9 of the Fire Safety Order that identifies the fire doors and what they protect. Maintenance under article 17. Under Regulation 10 of the Fire Safety (England) Regulations 2022, as the Home Office fact sheet cited below states it, the responsible person for a multi-occupied residential building in England with storeys over 11 metres must undertake quarterly checks of all fire doors, including self-closing devices, in the common parts, and, on a best endeavour basis, annual checks of all flat entrance doors that lead onto the common parts.

Required to be recorded

The checks, the defects, the repairs, the certification and installation evidence, and the information given to residents. A requirement met and not recorded is, to an enforcing authority, not evidenced as met. The certification, installation and repairs records on this site are the record; the checklist is the check.

What is not required

A certified inspector for the routine check, a certificate for the building, or a replacement of a door that passes its check. The regulation asks for competent checks on a frequency, kept as a record.

Questions people ask about fire door requirements

Do the requirements differ for a house?

A single private house has no Fire Safety Order duties; the building regulations govern where fire doors are fitted in new work. The duties above are for premises with a responsible person.

Where are the frequencies from?

Regulation 10, as the Home Office fact sheet cited below states it: quarterly for common-part doors and annually on a best endeavour basis for flat entrance doors, in buildings over 11 metres.

Is the checklist free?

Yes, without an account. Keeping the completed checks per door is the paid product.
