The fire door requirement in one sentence, and the four records that evidence it

Updated

The fire door requirement, stated once: every fire door the building's design calls for is a certified doorset or a door assessed as fit, installed as its certification requires, kept in efficient working order, checked on the frequency the law or the risk assessment sets, and recorded. That sentence is Approved Document B, the Fire Safety Order and Regulation 10 together, all cited below. Each clause has a record, and the fire door inspection checklist on this site is the check clause's, free and without an account.

The design calls for it

Approved Document B says where a fire door protects an escape route or a compartment in new work and alterations; the fire risk assessment lists the fire doors in existing premises. The regulations register on this site records which doors, per building, and what they protect.

Installed as certified

The doorset's components and installation as the certification requires, evidenced by the certification and installation records on this site, or by a survey where the original evidence is lost, priced per door by the survey cost calculator.

Kept working, and checked

Article 17 of the Order: efficient working order and good repair. Under Regulation 10 of the Fire Safety (England) Regulations 2022, as the Home Office fact sheet cited below states it, the responsible person for a multi-occupied residential building in England with storeys over 11 metres must undertake quarterly checks of all fire doors, including self-closing devices, in the common parts, and, on a best endeavour basis, annual checks of all flat entrance doors that lead onto the common parts. The maintenance plan sizes the programme, the checklist is the check and the repairs log is the repair.

Recorded

A requirement met without a record cannot be shown to have been met. Four records per door, certification, installation, checks and repairs, kept together per building. DoorsetBook Pro keeps them; the free tools print each.
