Every figure on this page is computed from the inputs you enter, by the method stated below it. The only constants DoorsetBook supplies are the published check frequencies and the storey height they apply from, cited where used. The defaults are a worked example to replace with your own.

Fire door inspection requirements in England come from two places: Regulation 10 of the Fire Safety (England) Regulations 2022, which sets the quarterly and annual clocks for multi-occupied residential buildings over 11 metres, and the fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which decides the inspection regime for every other premises. What an inspection covers is the same everywhere: the leaf, the frame, the gaps, the seals, the closer, the hinges, the glazing, the signage and the hold-open. The fire door inspection checklist on this site runs it, free; DoorsetBook Pro keeps the register.

The Regulation 10 clock

Quarterly checks of all fire doors in the common parts, including the self-closing devices, and annual best-endeavour checks of flat entrance doors, for multi-occupied residential buildings over 11 metres. Recorded, because a check that is not recorded is not evidence.

Everywhere else: the risk assessment decides

Offices, schools, care homes, hotels and shops inspect at the frequency the fire risk assessment sets, and the responsible person has to be able to show the fire authority that the doors are maintained. The fire door regulations register on this site holds which duty applies to which building.

What the inspection covers

Leaf and frame condition, the gaps at the head and the sides and the threshold, intumescent and smoke seals, the closer and whether it closes from any angle, hinges and fixings, glazing and beading, signage, and hold-open devices. The checklist on this site walks every item and records the finding.

The register and the remedial action

Each door with its findings, the action, who did it and when. Pro keeps that per door and produces the register the fire authority asks for. From the vendor's own pricing page, IgnisTrack is £49 per user per month, £45 per user for two to four users and £40 for five to nine; DoorsetBook Pro is £49 per month for the whole building portfolio, and every tool on this site computes free with no account.
