The fire door regulations in England, for a small property team, come down to one duty with two clocks. Regulation 10 of the Fire Safety (England) Regulations 2022 applies to multi-occupied residential buildings with storeys over 11 metres in height, and asks the responsible person to undertake quarterly checks of all fire doors, including self-closing devices, in the common parts, and, on a best endeavour basis, annual checks of all flat entrance doors that lead onto the common parts. Sort the portfolio by the storey height

Regulation 10 turns on whether a residential building has storeys over 11 metres.
