How often should fire doors be checked? The regulation's answer for tall residential buildings, and the risk assessment's for everything else

Updated

How often should fire doors be checked has a regulated answer and an assessed answer. Under Regulation 10 of the Fire Safety (England) Regulations 2022, as the Home Office fact sheet cited below states it, the responsible person for a multi-occupied residential building in England with storeys over 11 metres must undertake quarterly checks of all fire doors, including self-closing devices, in the common parts, and, on a best endeavour basis, annual checks of all flat entrance doors that lead onto the common parts. In every other building the Regulatory Reform (Fire Safety) Order 2005 requires the doors to be maintained in efficient working order, and the fire risk assessment sets the frequency the responsible person will evidence. The fire door maintenance plan on this site sizes the round for either frequency from the door count and the defect rate, free and without an account.

Over 11 metres, residential: the regulation's frequency

Quarterly for the fire doors in the common parts, including the self-closing devices, and annually on a best endeavour basis for the flat entrance doors that lead onto the common parts, because access to a flat depends on the resident. The record shows the checks and, for flat doors, the attempts.

Everywhere else: the risk assessment's frequency

An office, a shop, a school, a block under 11 metres: the Order's maintenance duty applies and the responsible person sets the frequency in the risk assessment, with a reason. Adopting the Regulation 10 frequencies is a defensible choice; so is a frequency matched to the building's use and its defect history. The register on this site records the choice.

Sizing the round

The door count, the frequency and the minutes per door give the hours per round and per year; the defect rate from the last round gives the repairs to expect. The maintenance plan on this site prints those from your figures, so the frequency decided is one the team can actually keep.

The frequency that matters is the one recorded

A quarterly frequency missed is worse evidence than a six-monthly one kept. The record of checks on their dates is what an enforcing authority reads. DoorsetBook Pro reminds the responsible person when each building's next round is due and keeps the checks against the doors.

Questions people ask about how often should fire doors be checked

Should flat entrance doors be checked more than annually?

The regulation's floor is annual on a best endeavour basis. A building's risk assessment can set more; the record shows what was set and kept.

What about doors inside flats?

Regulation 10's flat door check is the entrance door onto the common parts. Doors within the dwelling are outside it.

Is the maintenance plan free?

Yes, without an account. Keeping the rounds and their checks is the paid product.
