The defect rate is the number the checks measure

Eighty-four doors with a defect rate of eighteen percent is fifteen defects per round, and four rounds a year is sixty. The defect rate is the only figure on this page that comes from the doors themselves rather than from a rate card, and it falls as the programme runs, which is the point of recording it. Pro keeps the rate per building from the checks so next year's budget is measured rather than guessed.

Labour and parts, per defect, per year

A closer adjusted, a strip replaced, a hinge tightened: forty minutes at the maintenance rate and a parts figure is what a defect costs, and the page multiplies it across the year. The cost per door per year it prints is the figure that goes in the service charge or the maintenance budget.

A defect not fixed is a door not compliant

The check finds the defect; the maintenance closes it; the re-check proves it. A plan that budgets the checks and not the fixes leaves a register full of open defects.
