Internal fire door regulations: where the building rules require internal fire doors, and how the Fire Safety Order keeps them working

Updated

Internal fire door regulations are two layers. The first is where an internal door has to be a fire door: Approved Document B, cited below, is the building regulations guidance for that, in dwellings and in buildings other than dwellings, and it turns on what the door protects, an escape route, a compartment, a higher-risk room. The second is what happens after it is fitted: the Fire Safety Order's duties to assess and maintain, and in tall residential buildings Regulation 10's checks. The fire door regulations register on this site records both layers per building.

Where an internal door must be a fire door

The building's design, following Approved Document B, decides: the doors onto a protected stair or corridor, the doors between compartments, the doors to rooms the strategy treats as higher risk. In a house it is a question for building work; in premises with a responsible person it is the fire risk assessment's list. The register holds that list.

Keeping it working

Article 17 of the Fire Safety Order requires the precautions to be kept in efficient working order and in good repair. For an internal fire door that is the closer, the seals, the gaps and the glazing, on the frequency the assessment sets. The maintenance plan and repairs log on this site are the evidence.

Checking it in tall residential buildings

Under Regulation 10 of the Fire Safety (England) Regulations 2022, as the Home Office fact sheet cited below states it, the responsible person for a multi-occupied residential building in England with storeys over 11 metres must undertake quarterly checks of all fire doors, including self-closing devices, in the common parts, and, on a best endeavour basis, annual checks of all flat entrance doors that lead onto the common parts. Internal doors inside flats are outside those duties; internal doors in the common parts are within them.

The record

Which internal doors are fire doors and why, from the design; their certification and installation evidence; the checks on the frequency; the repairs. Four records per door. DoorsetBook Pro keeps them per building; the free tools on this site print each.
