Fire door regulations for commercial buildings are simpler and less prescriptive than for tall residential blocks, and that is the trap. The Regulatory Reform (Fire Safety) Order 2005, cited below, applies to non-domestic premises: the responsible person must carry out a fire risk assessment under article 9 and keep fire precautions, fire doors included, in efficient working order under article 17. The quarterly and annual frequencies of Regulation 10 apply to multi-occupied residential buildings over 11 metres, not to offices, shops or warehouses. The fire door regulations register on this site records which rule applies to each building.
The Fire Safety Order is the rule
For a shop, an office, a warehouse, a hotel or a restaurant the responsible person is the employer or the person with control, and the duties are the risk assessment, the precautions and their maintenance. Fire doors are named in practice by the risk assessment: which doors are fire doors, what they protect, and how they are kept working.
The frequency is the risk assessment's
No commercial regulation sets a quarterly check. The risk assessment sets the frequency for the building, and the record shows it was kept. A responsible person who adopts the Regulation 10 frequencies for a commercial building has chosen a defensible one; the register on this site records the choice and its reason.
Maintenance under article 17
Efficient working order and good repair: the closer shuts the door, the seals are intact, the gaps are as the doorset requires, the door is not wedged. The maintenance plan on this site sizes the programme from the door count and the defect rate, and the repairs log is the evidence.
Where the building rules come in
Approved Document B, cited below, is the building regulations guidance on where fire doors are required and what they protect in new work and alterations; Volume 2 covers buildings other than dwellings. The certification and installation records on this site are the evidence the doors meet what the design called for.
