Fire door compliance is not a certificate; it is four duties met and evidenced. The doors are fit for purpose and installed as the building's design requires. They are maintained in efficient working order under the Fire Safety Order. They are checked on the frequency the law sets for the building. And residents are given the information the regulations require. Each duty leaves a record, and the register of which rule applies to which building is where compliance starts. The fire door regulations register on this site builds that register for a portfolio, free.
Duty one: fit for purpose
A fire door is a doorset installed to perform in the building it is in, and the evidence is the certification record: the door, its frame, its hardware and who installed it. Approved Document B, cited below, is the building regulation guidance the design follows. The certification and installation records on this site are the two documents.
Duty two: maintained
Article 17 of the Regulatory Reform (Fire Safety) Order 2005, cited below, requires the responsible person to keep fire precautions in efficient working order and in good repair, and fire doors are the precaution most often found failed. The maintenance plan and repairs log on this site are the evidence of the duty.
Duty three: checked on the required frequency
Under Regulation 10 of the Fire Safety (England) Regulations 2022, as the Home Office fact sheet cited below states it, the responsible person for a multi-occupied residential building in England with storeys over 11 metres must undertake quarterly checks of all fire doors, including self-closing devices, in the common parts, and, on a best endeavour basis, annual checks of all flat entrance doors that lead onto the common parts. The regulations register on this site records, per building, whether Regulation 10 applies and the frequency the fire risk assessment sets where it does not.
Duty four: residents informed
The fact sheet says the information given to residents should cover the importance of keeping doors closed, that doors and self-closing devices are not tampered with, and that any faults or damage to doors should be raised immediately. The record is when and how it was given. DoorsetBook Pro keeps all four duties' records per building. IgnisTrack lists £49 per user per month on its pricing page, cited below; DoorsetBook Pro is £49 per month for the whole building portfolio.
