Fire doors in flats fall on both sides of a line, and the regulation draws it at the flat entrance door. Under Regulation 10 of the Fire Safety (England) Regulations 2022, as the Home Office fact sheet cited below states it, the responsible person for a multi-occupied residential building in England with storeys over 11 metres must undertake quarterly checks of all fire doors, including self-closing devices, in the common parts, and, on a best endeavour basis, annual checks of all flat entrance doors that lead onto the common parts. The fact sheet also says residents should be told about keeping doors closed, not tampering with doors and self-closing devices, and raising faults or damage immediately. The fire door inspection checklist on this site prints the check for either side of the line, free.
The common-part doors
The doors on the stairs, the lobbies and the corridors, protecting the escape route everyone shares. Quarterly checks in buildings over 11 metres, on the fact sheet's list: glazing and grilles, gaps, seals and hinges, the closer, the closing, damage. The responsible person has access and the duty is unqualified.
The flat entrance door
The door from the flat onto the common parts, which protects the corridor from the flat. Annual checks on a best endeavour basis, because the responsible person needs the resident to open the door. The record holds the checks made and the attempts that were not, with the dates and the notices given.
Doors inside the flat
Outside Regulation 10's check duties. Where the building's design relies on an internal fire door, the risk assessment says so and the responsible person's leasehold or tenancy terms govern access. The register on this site records what the assessment requires.
The resident's part
The fact sheet's information for residents: keep the doors closed, do not tamper with the doors or the closers, report faults and damage at once. The record of when and how that information was given is one of the four compliance records. DoorsetBook Pro keeps it per building with the checks.
Questions people ask about fire doors in flats
Can a resident replace their flat entrance door?
The door is part of the building's fire strategy; the lease and the responsible person govern replacement, and the certification record on this site is where the new doorset's evidence goes.
What if the resident refuses access?
The duty is best endeavour: record the attempt, the notice and the reason, and try again. The record is the evidence.
Is the checklist free?
Yes, without an account. Keeping the checks and attempts per door is the paid product.
